MIPIM Awards is a annual industry award recognizing excellence in Real-Estate. Organized by RX France (MIPIM), it covers the Global region. Established in 1991.
The MIPIM Awards are the international real estate development competition attached to MIPIM, the industry's largest annual gathering in Cannes, and have run since 1991 under organizer RX France (RX Global). A jury of senior real estate figures reviews all final entries in January; uniquely, final scoring blends the jury's assessment (60%) with votes from MIPIM delegates (40%), cast online before the show and on-site during it — so winning requires convincing both experts and the wider market.
The competition spans 10 categories covering conversions, cultural/sports/education projects, hospitality and leisure, new developments and mega developments, urban regeneration and more, open to both completed and in-progress projects depending on category. Winners are revealed at the MIPIM Awards ceremony in the Palais des Festivals each March. With thousands of projects reviewed since 1991 and judging that explicitly weights ESG performance, sustainability and community impact, a MIPIM Award is one of the most visible endorsements a development project can carry in front of global investors, occupiers and city leaders.
Practically: the pre-entry eligibility check is free and typically due in early December (11 December 2025 for the 2026 edition), with final entries and signed contracts by mid-December (17 December 2025); the fee is €1,120 (+20% VAT) per project entered. Eligibility windows are category-specific — for 2026, most categories required completion in 2024–2025, while Best New Development required construction starting 2024–2026. Strong entries lead with measurable ESG outcomes and community benefit, and because 40% of the score comes from delegate votes, plan a voting campaign among MIPIM attendees alongside the submission itself.
